Radon Testing
Radon is a colorless, odorless, tasteless naturally occurring radioactive that is caused by the breakdown of uranium, a natural radioactive material found in soil, rock and groundwater. When radon levels become elevated in the home, it can put your health at risk – It is the second leading cause of lung cancer (after smoking.) ANY home can have radon present- old homes or new, vacant or occupied, well-sealed or drafty, and the only way to determine is to have a radon test performed by a radon professional.
Testing takes a minimum of 48 hours.
Wood Destroying Pest Inspection
Our inspector will check the home for signs of any wood destroying insects (WDI), including termites, carpenter ants, carpenter bees, and powder post beetles.
In circumstances where the seller or another party is required to pay for this service, we can coordinate billing to the appropriate party.
This type of inspection may be required by your mortgage lender, especially for VA, FHA, or USDA loans.
Well Water Quality Testing
Our well water tests for nitrates, lead, bacteria and turbidity. This test is FHA/VA/USDA approved.
Along with most of our other environmental samples are overnighted to the lab and results are available 3 business days after receipt.
(Expedited testing is available for an additional fee)
Radon Water Testing
If a property has tested positive for radon AND there is a well on site as the main source of drinking water, it is recommended that we also test the water for any evidence of radon.
The sample is overnighted to the lab and results are available 3 business days after receipt.
Pre-listing Inspection
A full-scope visual inspection done for a seller who is preparing to sell their home.
This reassures & informs any potential buyer from the beginning.
This report may also help a seller make any necessary repairs before listing & earn full value of the home.
Asbestos Testing
R=Asbestos exposure is known to cause health issues, and it can be found in siding, attic insulation, insulation wrap, plaster or tile. If an area of concern is identified, a bulk sample is taken and the lab will determine the potential asbestos content of the sample.
The sample is overnighted to the lab and results are available 3 business days after receipt.
Re-Inspection
If you have negotiated certain repairs with the seller of the home and would like to confirm that the requested repairs were done correctly, the inspector can go back to the home and re-inspect certain key items to give you extra peace of mind.
Additionally, if a seller does a pre-listing inspection with our team and does their own repairs, the inspector can go back and determine that the work was completed correctly and can issue an addended report.
Mold Testing (Surface)
If an inspector identifies an area in the home that is concerning for mold, we can do a tape-lift sampling to determine if there is in fact an active fungal growth of mold in the area identified by the inspector.
The sample is overnighted to the lab and results are available 3 business days after receipt.
Home Warranty Inspection
When a buyer is nearing the end of their home warranty period on their new construction home (typically one year), an inspector can come do a full scope inspection to verify if any issues may have shown up after their home has been lived in.
This allows the buyer the option of working with their builder to perform any repairs before the end of their new home warranty period.
Is there an inspection or lab service that you do not see listed above? Just ask and we can likely find a way to accommodate your request.
